Terms of Use

1. The service

kubico.casa lets you publish, search and view property listings (for sale and to rent) and contact publishers by phone or in-portal messaging.

We are a technical intermediary: we are not a party to any deal between users, we do not own or inspect the properties, and we do not guarantee the accuracy of listings. During the MVP the service is free.

2. Eligibility and account

You must be at least 18 and legally able to use the platform. Accounts and authentication are handled through our identity service (Keycloak).

You are responsible for keeping your credentials safe and for all activity on your account. Registration data must be true and kept up to date.

3. Publishing listings

When publishing, you represent that you have the right to advertise the property and to use the uploaded photos and information, and that they are true, current and not misleading.

You may not publish non-existent properties, false information, content that infringes third-party rights, or illegal, discriminatory or fraudulent listings. We may remove listings and suspend accounts that break these rules.

You keep ownership of your content but grant us a non-exclusive, royalty-free licence to host and display it on the platform while the listing is active.

4. Contacts and leads

You must be signed in to contact a publisher. When you send a contact, your identifying details (name and contact) are shared with the publisher so they can reply.

We do not guarantee replies, property availability, or the outcome of any negotiation. Any transaction happens directly between users, at their own responsibility.

5. Prohibited conduct

You must not: use the platform for spam or fraud; scrape or automatically extract other users’ data or content without permission; harass others; bypass security measures; or use the service for unlawful purposes.

6. Liability

The platform is provided "as is". To the extent permitted by law, we are not liable for damages arising from use of the service, the accuracy of listings, or deals made between users.

7. Suspension and termination

You can delete your listings and request account deletion at any time. We may suspend or close accounts that breach these Terms or applicable law.

8. Changes

We may update these Terms. Material changes will be announced on the site. Continued use after an update means you accept the new version.

9. Governing law and contact

These Terms are governed by Angolan law. For any questions contact privacy@kubico.casa.
